Most AI for estate agents now falls into five groups: general assistants such as ChatGPT and Claude, listing description writers, phone and enquiry handlers, property data and valuation tools, and the AI features built into your CRM. Each group solves a different problem, and each carries a different compliance risk.
This guide names real examples in each group. Every product claim below was checked on the vendor's own website on 26 October 2026, and we have listed only what the vendor states. Where a vendor's page was silent on something, we say so rather than fill the gap.
So which tools are worth a branch's time, and what rules apply when you use them?
What counts as AI for estate agents in 2026?
Five categories cover almost every tool on the market. The table shows one or more named examples for each, what the vendor says the tool does, and the date we checked.
| Category | Example | What the vendor's site says (checked 26 October 2026) |
|---|---|---|
| General assistant | ChatGPT (OpenAI) | Free, Go, Plus, Pro, Business and Enterprise plans. OpenAI says it does not train on ChatGPT Business or Enterprise data by default |
| General assistant | Claude (Anthropic) | Free, Pro, Max, Team and Enterprise plans. Team: "No model training on your content by default". Connectors on every plan |
| Listing writer | Reapit AI property descriptions | Generates descriptions with control over attributes, tone and adjectives; output can be edited before it is added to the record |
| Listing writer | Street.co.uk AI Onboarding | Reads uploaded photos and a floor plan, drafts the listing in your brand voice and sends it to the vendor for approval |
| Listing writer | Alto Intelligence Listing Writer | One of Alto's AI skills; Alto says most skills "hand back something finished for you to check, edit and send" |
| Phone and enquiries | Street.co.uk AI Call Handler | Answers calls "when your team can't", 24/7; every call recorded, transcribed and logged against the contact |
| Phone and enquiries | Global 4 AI Receptionist | Answers calls "around the clock" and books viewings and valuations into the agency calendar while the caller is on the line |
| Phone and enquiries | Alto Lead Flow (powered by BridgeAI) | Responds across WhatsApp, email, portals and website, qualifies applicants and books viewings into the Alto diary. The page does not mention phone calls |
| Data and valuation | PropertyData MCP | 51 tools of UK property data for Claude, ChatGPT and other AI apps; most tools cost 1 credit per call |
| Data and valuation | Propalt MCP | UK property data inside Claude and ChatGPT; credit-based, with a free allowance |
| CRM AI features | Reapit | AI property descriptions, applicant screening, a chatbot called Fi, and one-click pulls of EPC, what3words and UPRN details |
| CRM AI features | Street.co.uk | AI photo editor, call handler, onboarding and sales summary, "Built into Street. No extra subscriptions" |
Prices change often and several vendors do not publish them, so we have left them out. Check the vendor's pricing page on the day you buy.
Are ChatGPT and Claude enough on their own?
For drafting emails, rewriting letters and summarising a long lease, yes. For anything that depends on facts about a specific property, no, because a general assistant does not know the tenure, the EPC rating or the last sale price unless you give it a source.
The bigger question for an agency is which plan your staff use. As of October 2026, ChatGPT's pricing page lists model training as "Opt-out available" on its Free, Go, Plus and Pro plans, while OpenAI's business data page says it does not train on Business, Enterprise or API data by default and offers a Data Processing Addendum. Claude's pricing page lists training as "Opt-out" on Free, Pro and Max, and "No model training on your content by default" on Team and Enterprise.
So a negotiator pasting a vendor's email into a personal consumer account is in a different position from one using an agency account your firm controls.
Both assistants can also connect to outside tools. Claude lists connectors on every plan, and its help centre says Free users are limited to one custom connector. This is how data tools in the next sections plug in.
Which estate agent AI tools write property descriptions?
The main CRMs now ship their own estate agent AI for listings, so most branches will not need a separate writer.
- Reapit says its tool will "Instantly generate property descriptions", lets you set attributes and tone, and keeps the draft editable before it reaches the property record.
- Street.co.uk goes further upstream. Its AI Onboarding reads photos and a floor plan, extracts room names and dimensions, and drafts the listing for vendor approval.
- Alto says its Listing writer works "in your agency's style", and that most of its AI skills "hand back something finished for you to check, edit and send".
All three keep a person in the loop. That is the right design, for the reason covered in the material information section below.
Where those listings end up matters too. Our piece on AI property search optimisers explains why we recommend publishing every property on your own website first.
Can AI answer the phone and portal enquiries?
Yes, and this is where the category has moved fastest. Street.co.uk's AI Call Handler answers calls when the team cannot, records and transcribes them, and logs each one against the right contact. Global 4 markets an AI Receptionist that answers around the clock and books viewings and valuations into a live calendar.
Alto Lead Flow, built with BridgeAI, works on written channels: WhatsApp, email, portals and your website. It captures "Budget, timeline, preferences, and readiness" and books viewings into the Alto diary. Its page does not mention phone calls, so treat it as a written-enquiry tool.
Before you switch any of these on, ask the vendor where call recordings and transcripts are stored and for how long. Callers are giving you personal data, and you are the controller.
Not every vendor enquiry starts with a call. Our guide to online valuation tools for estate agents compares the website options.
Which data and valuation tools work with AI assistants?
This is the category where answers are only as good as the source behind them. Several property data providers now offer Model Context Protocol (MCP) servers, which let Claude or ChatGPT query their data directly inside a conversation.
PropertyData lists a remote MCP server with 51 tools covering prices, rents, valuations, planning, constraints and titles. Its site says it works with Claude, ChatGPT, Claude Code, Cursor, Codex and VS Code, and that most tools cost 1 credit per call.
Propalt's MCP is available in Claude and ChatGPT on a credit-based subscription with a free allowance. Its tool list covers comparables, valuations, EPC fabric, planning applications and constraints, coal and mining areas, broadband, crime, schools, transport, demographics, leaseholds, HPI and landlords by organisation. One point to be clear on: the Propalt AVM is Propalt's own automated valuation. It is not a VOA figure or a surveyor's value, and it should not be presented to a vendor as one.
What does this look like in practice? Asked for Q3 2026 market conditions, Propalt's quarterly market data returns that 80,077 homes left Rightmove and Zoopla in the quarter without a sale agreed, a withdrawal rate of 30.6% nationally, and that homes took 69 days from first listing to reach sold subject to contract. In the North West the withdrawal rate was 25.6%. The assistant can draft from that, and the figure traces back to a named dataset.
An AI tool is only as accurate as the data it can reach. A fluent paragraph with no source behind it is a liability on a listing.
What do material information rules mean for AI-written listings?
They mean the agent remains responsible for every fact, whoever or whatever drafted it. Since 6 April 2025, Part 4, Chapter 1 of the Digital Markets, Competition and Consumers Act 2024 has replaced the Consumer Protection from Unfair Trading Regulations 2008. Propertymark reported in May 2025 that National Trading Standards' material information guidance was withdrawn as the Act took over.
Under the Act, Propertymark notes, "Omitting this information is now automatically considered an unfair commercial practice". The Competition and Markets Authority can also now impose fines directly, without going through a court.
A listing writer cannot know about a short lease, a restrictive covenant or a flood history unless that information is in what you feed it. It can also invent a plausible feature that is not there. The safe workflow is the one the CRM vendors already describe: AI drafts, a person checks every factual statement against the source, then it publishes.
A sourced report helps here. Our guide to material information reports explains what each one should cover. A report supports your disclosure duty; it does not replace it.
Can you put client data into AI tools under UK GDPR?
You can, if you treat the AI provider like any other supplier that handles personal data. The ICO's guidance on AI and data protection says "you only process the personal data you need for your purpose", and that third-party AI considerations "should form part of the procurement process due diligence". As of October 2026 the ICO notes that this guidance is under review following the Data (Use and Access) Act 2025.
For an agency, that means:
- Use a business plan. Choose a tier where the provider states it does not train on your data by default, and sign its data processing terms.
- Minimise. Ask about "the three-bed semi on the instruction" rather than pasting a vendor's full name, phone number and divorce correspondence.
- Never paste ID documents or AML files into a general assistant.
- Check what your data tools send. A good MCP server receives only the property query, and its privacy notice should say so.
- Log it. Record which AI tools touch personal data in your record of processing.
How should an agency choose AI tools for estate agents?
Start with the job, then the data, then the tool. Put these questions to any vendor:
- Where does the answer come from? A named register, a portal feed or the model's memory?
- Who checks it? Does the tool draft and stop, or publish directly?
- Is our data used for training? Get the answer in writing, by plan.
- Where are recordings and prompts stored, and for how long?
- Can we export everything? If you leave, your call logs and listing drafts should come with you.
Our piece on data portability for UK estate agents goes further on that last question.

📌 KEY TAKEAWAY
The best AI for estate agents in 2026 is a set of tools, each matched to one job: a business-plan assistant for writing, a CRM listing writer that drafts and stops, a call handler for missed calls, and a data source that answers with traceable figures. Under the DMCC Act the agent owns every fact on a listing, and under UK GDPR the agency owns every piece of client data it pastes into a chat. Choose tools that show you their sources, keep a person in the loop, and put your data agreements in writing. Propalt's view is that estate agent AI should always be able to say where a number came from.
