Where the data comes from
Each entry below is a primary data source. Propalt resolves, joins, and reconciles entities across them so you don't have to.
HM Land Registry
Title ownership, freehold / leasehold status, registered proprietor details, transaction history, and sold prices across England and Wales. Updated as new registrations are processed — typically within 48 – 72 hours of completion.
Royal Mail Postcode Address File
The authoritative source of UK postal addresses covering 29 million residential and commercial delivery points. Used for address lookup, property identification, and postcode resolution across the entire dataset.
Ordnance Survey
Building footprints, parcel boundaries, coordinate geometry, and location classification. Powers building analysis, rural / urban classification, and spatial queries.
Office for National Statistics
Census-derived demographic data including age profiles, household income, tenure types, occupancy rates, and population density at LSOA and local authority level.
MHCLG EPC Register
Energy Performance Certificate data for all assessed UK properties — including energy rating band, estimated fuel costs, improvement recommendations, wall and roof construction type, and floor area.
HMRC Stamp Duty Land Tax
Aggregated transaction data used to verify and supplement Land Registry sold price records, particularly for off-plan and new-build transactions where Land Registry registration lags completion.
Companies House
Corporate entity data used to identify portfolio landlords who own property through limited companies — enabling identification of large-scale private landlords that individual title searches would miss.
Valuation Office Agency
Council tax band assignments and rental evidence data. Used for council tax lookups and as reference data for rental valuation models.
Listings
Live and historical property listing data aggregated from major UK portals. Used for time-on-market analysis, asking-price trends, and listing-to-sale conversion modelling.
Sales
Proprietary sales pipeline data covering listed-to-sold journeys, agreed prices, and withdrawal patterns. Complements Land Registry by surfacing in-flight transactions before registration.
Rentals
Rental listing and let-agreed data from major UK letting portals. Used for rent estimates, yield calculations, and rental demand signals at postcode level.
Landlord Tracking
Proprietary landlord portfolio data linking individual and corporate landlords to the properties they own and let. Goes beyond Companies House by identifying private landlords not registered through limited companies.

How we keep it fresh
Every source has its own ingestion pipeline. Public data is pulled on its native cadence — daily for Land Registry and Companies House, weekly for the EPC Register, monthly for ONS — and pushed through entity resolution, schema normalisation, and quality checks before becoming queryable.
Land Registry transactions are typically reflected within 48–72 hours of registration. EPC certificates appear as soon as MHCLG publishes the bulk file. Address changes from PAF propagate to property records on the same weekly cycle.
