Branch catchment benchmarker

Benchmark any branch against its own catchment, comparing its rents, prices and stock turnover to the wider outcode every week, in one question.

Is the branch winning, or is the whole outcode just busy?

A branch's rents, prices and stock turnover set against the wider outcode each week, separating a strong team from a rising market.

A branch can post a strong month and still be losing ground. If prices across the outcode rose faster than the branch's average sale, the team celebrated a rising tide, not their own swimming. The raw figures on the board tell you what happened. They do not tell you whether it was good, because good only exists relative to the market the branch actually operates in.

That is the gap in most branch reporting. The management pack shows instructions taken, sales agreed and average fee, all measured against last month or last year. What it almost never shows is the same branch measured against its own catchment right now: are its rents keeping pace, are its prices tracking the outcode, is its stock turning faster or slower than the market around it. Without that, every review is an argument about effort instead of a look at position.

Three comparisons that settle the argument

Rents, prices and stock turnover, each set against the wider outcode, do most of the work. Compare the branch's achieved rents, drawn from letting comparables, to the outcode and you see whether the lettings book is priced to the market or drifting. Compare prices and you separate a genuinely strong branch from one riding a rising area. Compare stock turnover, how fast listings move to agreed, and you see whether the branch is converting or just accumulating. Run it weekly and the trend, not the single month, is what you are managing.

The figures above are illustrative. What matters is that each branch measure sits next to the same measure for the surrounding outcode, drawn from current market records, so a good month and a good position can finally be told apart.

Useful in the meeting, unarguable in the pitch

Internally, the benchmark changes the management conversation. Instead of debating whether a quiet month was the team or the market, you can see it. Externally, it is a different kind of weapon. Sitting in front of a vendor, being able to show how the branch performs against the wider outcode, on price and on speed, turns a claim about being the best local agent into something they can read for themselves.

A number on its own is a boast. The same number next to its market is evidence.

There is a fair caution: benchmarks can flatter or punish a branch for catchment quirks that have nothing to do with the team. Read weekly and in context that risk fades, because you are watching direction over time rather than reacting to one week's noise.

Measure the branch against its market, not just its last month.
